Built-in refrigeration, ranges and dishwashers, repaired by technicians who work on these systems every day — and who check whether the opening still holds square before they quote you a part.
Refrigeration is what Sub‑Zero builds and what we work on most. Every unit gets a technician who has seen the same sealed system before.
Sub‑Zero builds refrigeration and nothing else, and the engineering that follows from that is where generalist appliance training runs out.
Each of these has its own diagnosis page — what causes it, what it usually costs, and whether it is worth repairing.
The Hayward Fault runs directly beneath this entire service area, and Berkeley has required motion-activated gas shut-off valves at sale and on permitted work for years. They trip above roughly magnitude 5.0, and when one does the range and the oven go dead together — which reads as a catastrophic failure and is nothing of the kind. Checking the valve first is the cheapest call you will make.1 to 7 grains per gallon. Las Vegas runs 16. Most people hear that and assume their appliances are in the clear.
They are in a different kind of trouble. Water this soft carries almost no dissolved mineral and very little alkalinity, around 25 mg/L, so rather than laying down a protective scale layer it strips one — and takes metal with it. That is why the utility treats for corrosion control rather than for hardness. In an appliance it shows up as the opposite of a hard-water fault: not a furred-up element but pitted metal, weeping solder joints on copper fill lines, and pinholes upstream of a valve that then get reported as an appliance failure when the appliance is fine.
And nothing here ever really dries out. A marine climate with a long cool wet season means a door gasket rarely gets a chance to dry between cycles, and a garage or utility-room install runs for months in air sitting close to saturation. Seals perish rather than crack, which passes a visual check and still leaks.
The same technicians work across the rest of the built-in market, so a kitchen with three different badges in it takes one visit rather than three.
